GHAZIABAD, July 14, 2024 – The Ghaziabad Development Authority (GDA) has revealed plans for a new township initiative named “Naya Ghaziabad.” Situated along the forthcoming Regional Rapid Transit System (RRTS) corridor, this endeavor seeks to enhance Ghaziabad’s urban expanse by introducing approximately 5,000 residences and enhancing connectivity.
The RRTS venture will cover a distance of 82 kilometers, linking Delhi, Ghaziabad, and Meerut through rapid transit rail services. In proximity to the eight RRTS terminals, the GDA has identified Transit-Oriented Development (TOD) zones within a 1.5-kilometer radius to promote mixed land utilization and heightened floor area ratios, fostering comprehensive urban advancement.
GDA Launches “Naya Ghaziabad” Developments
- Special Development Areas in Guldhar and Duhai: The GDA has earmarked 1,060.06 hectares for development, featuring increased floor area ratios and mixed land use to complement the TOD zones.
- Collaborative Effort: “Naya Ghaziabad” will span around 1,000 hectares, including plots for group housing, commercial spaces, and recreational facilities. This project is a joint venture with local farmers, with the state government covering 50% of the land cost.
- Enhanced Connectivity: The new township will have direct access to the RRTS and excellent road connectivity to the Eastern Peripheral Expressway via Duhai.
- Consultation and Reporting: The GDA will hire a consultant to prepare a detailed project report, ensuring thorough planning and development aligned with regional growth strategies.
According to Atul Vats, Vice-Chairperson of GDA, “Naya Ghaziabad” will be a transformative development that aligns closely with the draft Master Plan 2031. It aims to surpass Indirapuram in size and scope.”

Operational RRTS Stations: Spanning along the Delhi-Meerut Road towards Meerut, the RRTS corridor will encompass stations at Sahibabad, Ghaziabad, Duhai Depot, Muradnagar, Guldhar, Duhai, Modinagar (south), and Modinagar (north).

Master Plan 2031 Compliance: The development of “Naya Ghaziabad” is in accordance with the draft Master Plan 2031, envisaging a scale surpassing that of Indirapuram. This initiative, aimed at synchronizing development across Ghaziabad, Loni, and Modinagar/Muradnagar, is slated for finalization within the next three months.

No Overlap with TOD Zones: Authorities have confirmed that “Naya Ghaziabad” will not encroach upon TOD zones or RRTS influence areas, ensuring concentrated and unobstructed advancement.
Atul Vats added, “The initial plan was to submit in 2023-24, but despite delays, we have now started the process. This is a major development for the GDA due to the scale of this new township.”

The RRTS corridor will expand along Delhi-Meerut Road to Meerut, with stops at Sahibabad, Ghaziabad, Guldhar, Duhai, Duhai Depot, Muradnagar, and Modinagar (south).
